This study examines how potential tsunami inundation zoning affects land prices in Japanese coastal areas using propensity score matching and the difference-in-differences method. The results showed spatial heterogeneity in the estimated effects: a more considerable impact occurred in coastal areas or areas distant from central cities, while the impact did not appear in urban areas or tourist centers.
