2022年度は主に次の研究に取り組んだ。1）帝国データバンク提供の全国の廃業旅館・ホテルリストをもとにその後の建物更新状況や空地化、活用状況を把握した。その結果、廃業旅館が他の経営者によって引き継がれ旅館として再生される事例が多いほか、建築物がそのまま放棄される事例も多いこと、廃業旅館を取り壊して公共空間や新たな商業施設等として利用される事例は全国的に少ないことが明らかになった。この状況を踏まえ、近年観光庁が観光地の廃屋撤去に対する補助メニューを用意していることの意義が認識できた。2）また、近年、温泉地の廃業旅館や商店街の空き家・空き地再生に取り組んでいる新潟県月岡温泉及び群馬県みなかみ温泉を対象に、地域住民や旅館組合による取り組みの実態を把握した。前者（月岡温泉）については、旅館経営者たちそれぞれが個人的に金銭負担をして合同会社を設立し、空き家の所有者に自ら交渉を行い、1軒1軒を改修、土産店舗や飲食店舗へと再生している事例である。2010年代に始まり、現在まで10軒の空き家再生に成功しているが、今後は各店舗で働くスタッフの確保が困難になる可能性がある。後者（みなかみ温泉）では、廃業旅館よりも以前から商店街の空き家化が問題であった。県や町の打診でリノベーションまちづくりに着手し、現在では住民主体で取り組んでいる。空き家を活用したい人と物件所有者をマッチングさせることで空き家再生軒数が徐々に増えている事例である。みなかみ温泉では、廃業旅館の更新に観光庁補助金を活用している。いずれの温泉地も、地域住民主体で取り組めるのは小規模な空き店舗や空き家再生であり、資金的に大規模な廃業旅館の更新に着手することは不可能である。それについては国等による補助金が不可欠であるという意見で一致していた。
