项目摘要

本研究は、歴史的建造物のリノベーションに関わるステークホルダー間の構造的関係を把握し、日本における歴史的建造物の有効な運用モデルの構築を試みる。具体的には、文献研究を通じて歴史的建造物の概念及び研究範囲を明確にするとともに、有効な方法論としてアセットマネジメントを取り上げ、国内外の先進事例分析を通じて自立的運用に必要な諸条件を整理する。また、歴史的建造物に関わるステークホルダー（所有者、管理者、行政関係者、利用者など）を対象にヒアリング調査及びアンケート調査を通じて現状把握及び課題を析出し、上記の結果に基づき、産学官の専門家集団によるディスカッションを行い、アセットマネジメント手法に基づいた日本型歴史的建造物の自立的運用モデルの構築を検討する。2019年及び2020年8月まで、2018年度の研究成果を踏まえ、「スペインの国営ホテルチェーンであるParadoreにおける歴史的建造物の保存と活用に関する事例調査」を実施した。まず、世界遺産の都市で有名なToledoでのParadoreの運営実態及び施設見学を行った。利用客は殆どが観光客であり、外国人観光客も多くみられた。その地域の歴史が体験できるような家具や人物の説明などが館内に設置され、宿泊客にその情報を提供していた。また、Paradoreの営業部長であるJose Carlos Campos Regaladoのインタビューでは、Paradoreの運営実態とそのコンセプトなどが把握でき、Paradoreの選定プロセスや文化財や歴史的建造物の活用の意義などについてヒアリングができた。
