郊外エリアの分譲集合住宅では、一部の駅前タワーマンションなどを除き、最も売れる広さ・間取りで分譲されるために、同じ世代・特徴の居住者が一斉に入居し、経年により、少子高齢化が一斉に起こる事例が多い。その事により、管理組合理事の担い手不足などが発生し適切な管理が行えない物件が発生することがある。その対策としては、外部からの力を借りるなど様々な方策が模索されているが、それ以外にも多様な世代・家族が継続的に存在していることで、内的な力のみで解決できる可能性がある。そのためには、多様な世代・家族を受け入れる場として多様な広さ・間取りが混在した集合住宅であることが重要であると考えられる。それにより、経年的な居住者の入れ替わりの過程において、様々な需要を受け入れる土壌ができている可能性が示唆される。そこで本研究では、郊外エリアの分譲集合住宅を対象として、多様な広さ・間取りが分譲された場合に経年でどのような違いが出てくるのかということを、下記①②の調査を通じて把握する。①従前地権者の要求に応じて、広さや間取りのバリエーションが多様になる、建替えによって再生した集合住宅について、経年での居住者の状況をアンケート・インタビューを通じて調査する。②比較対象として建替えによって再生した集合住宅と広さや間取り以外の条件が類似していると考えられる、近隣の一般的な分譲集合住宅についても居住者の状況をアンケート・インタビューを通じて調査する。
