Research on the Corporate Real Estate Strategy of Local Private Enterprises

直到最近，在日本的企业房地产中，由于土地价格在房地产总额中所占的比重要大得多，建筑物价值与土地价值的对比一直没有得到重视。但是，随着房屋存量的增加，需要企业对房地产投资进行合理的决策和问责。因此，近年来，企业房地产战略在日本得到了广泛的研究和实施。本研究以地方和小型民营企业为研究对象，对其财务报表进行了研究，并对许多地区银行、超市、药店和当地城市酒店的高管进行了访谈和问卷调查。从而揭示了不同业务领域的CRE战略关键问题的差异以及房地产简单管理系统和电子信息的重要性

Building value has been not made much of in comparison to that of land in the real estate of enterprises in Japan until recently, because the price of land has occupied much more portion of the total real estate. However rational decision making and accountability of the investment in the real estates of enterprises are required according to the increase of stock of buildings. So CRE (Corporate Real Estate) strategy is studied and implemented in the last few years in Japan. This research focused on the local and smaller private enterprises, studied the financial statements, made interviews and some surveys by questionnaire to many executives of regional banks, supermarkets, drug stores and local city hotels. Thereby the difference of critical issues for CRE strategy among business fields and the importance of simple management systems and electronic information of the real estate were revealed
