Study on Contract Documents responding to Diverse Procurement Methods in Building Projects

最近，通过雇主/设计团队和施工团队之间的协作活动来制定和最终确定施工计划（详细设计）内容的方法不仅在日本而且在英国和美国等其他国家变得流行。然而，相比之下，英国或美国已经建立了标准化做法，在合同文件中明确表达业主/设计专业人员的相关要求，在协同设计过程中发生任何变化时调整合同条件，并定义和限制负责设计的专业人员的责任。而且，由于这些机制，将有可能在不发生重大冲突的情况下运作多样化的采购方式。必须利用这些机制来开发和建立更加透明和全面的系统，以便更有效和充分地运作业主/设计团队和施工团队之间的此类协作工作。

Recently, the ways to develop and finalize the contents of construction plans(detailed design) through collaborative activities between Employer/ Design team and Construction team have become popular in not only Japan but also other countries such as UK and USA. However, if compared, standardized practices have been established in UK or USA, to express relevant requirements of Employer/ Design professionals clearly in contract documents, to adjust contract conditions where any changes deriving from such collaborative design process, and define and limit the liability of professionals who take responsibilities for design. And, because of these mechanisms, it would become possible to operate diverse procurement methods without major conflicts. These mechanisms must be utilize to develop and establish more transparent and holistic system in order to operate such collaborative works between Employer/ Design team and Construction team more effectively and adequately.
