The purpose of this study is to analyze the process of the formation and the change in urban areas from the viewpoint of land ownership. The following are significant outcomes that resulted from this study:(1) The structure of land ownership in Okazaki and Nanzenji area, Kyoto-city, has been maintained stably because the land owners of this area have attached importance to own their lands a long time.(2) In the area around JR Osaka station, a part of deals of the lands of this area were conducted between the network of the particular businessmen.

本研究的目的是从土地所有权的角度分析城市区域土地所有权的形成和变迁过程。本研究的主要结果如下：(1)京都冈崎和南禅寺地区的土地所有权结构一直保持稳定，这是因为该地区的土地所有者长期以来一直重视拥有自己的土地。(2)在JR大阪站周围地区，该地区的部分土地交易是在特定商人的网络之间进行的。
