本年度は、将来の住宅資産の推計モデル構築とデータ収集をメインに実施した。対象エリアを東京圏（東京、千葉、埼玉、神奈川）として、209市町村の地価、人口、世帯、住宅面積等の時系列データを1984年から2018年まで収集した。そのデータ期間中に市町村合併が多くあったため、当該市町村は個別にデータ整合の処理を行った。この市町村合併前後の整合性チェックに当初より時間を多く要したため、次年度も一定の時間が必要となると想像する。また推計モデルは、地価と人口の変化率を説明変数とする回帰モデルを利用することで一定の信頼ある推計が可能であることが確認できた。このモデルを活用して、住宅資産デフレ額を東京圏において推計した。住宅資産価値のデフレは、2045年には約94兆円になると予測された。デフレの程度は自治体によって異なるが、東京都心部を除くほぼすべての自治体で住宅資産価値のデフレが発生することを明らかにした。また、郊外自治体の多くでは１世帯当たりのデフレ額が1,000万円を超えることも明らかとなった。これらの結果は、郊外世帯にとって住宅資産のデフレは避けられず、それがコンパクトシティ推進の新たな障壁となることを示唆していることを指摘した。以上の研究活動の成果は、国際論文として”Cities”（Impact Factor 6.08)と当該分野ではハイランクの論文誌に投稿し、採択された。2023年1月にオープンアクセスにて掲載された。既にいくつかの国際論文での引用もあり、今後も引用数が増加することが見込まれる。
