项目摘要

Sai (2014)が考察対象としたモデルの賃貸住宅市場への応用であるKaneko-Ito-Osawa (2006)において、最大競争均衡（理論）家賃ベクトルの代理解である“差分家賃ベクトル”を用いた比較静学分析が行なわれた。しかし現実の市場が実際にどの均衡家賃を達成しているかどうか未知であるため、最大理論家賃を代表家賃として用いることの妥当性に議論の余地がある。このことはKaneko等の論文中においても指摘されていたが、関連する研究はなされていない。この点に基づき、本年度ではKaneko等の差分家賃ベクトルの最大・最小値間の差がどの程度であるか、またどのような形状・特徴をもつかを研究した。得られた結果として、最大・最小差分家賃の差を特徴づける２つの定理を導いた。これらの結果はKaneko等で疑問となっていた“最大理論家賃を用いることの妥当性”に一つの答えを与えるものである。すなわち、東京などの大きな都市圏を考察対象にする場合において、導いた定理より理論価格の差分はほとんど０に等しいとみなすことができ、最大・最小のどちらを用いても比較静学の結果は同様となる。また主定理の応用として、家計数が十分多く所得分布が密な賃貸住宅市場における差分家賃ベクトルの収束定理を導いた。本結果は所属大学（筑波大学システム情報工学研究科）のDiscussion Paperとしてまとめた。また今後、国際学術誌へ投稿予定である。注記として、本年度で得られた諸定理は本プロジェクト昨年度の研究結果（Sai(2014)，定理3.1）に基づき得られた。

Sai (2014) examines the application of the objective objective, namely, maximum competitive equilibrium (theoretical), in the rental housing market.
