面对我国老年人口多，老龄化进展快的现状，加快建立以居家养老为基础，社区服务为依托，机构养老为补充的老年人社会福利服务体系，是当前社会发展迫切需要解决的课题。 由于家庭规模的不断缩小，传统意义上的家庭养老功能正在快速消弱，而原来带有浓厚"慈善救助"性质的机构养老功能又极为有限。因此包含社区服务功能在内的"居家养老"模式成为我国解决现阶段老年人养老问题的一项可行的举措，但是目前社区的保障体系与住宅的功能现状还远不具备"居家养老"条件。 本项目围绕"居家养老"的实现，从可持续居住的视点出发，以科学的分析研究方法归纳总结出身体状况不同阶段的老年人对居住空间与社区照料设施的需求，以此为依据对既有社区应有的养老配套设施(硬件)，以及生活支援体系的结构、内容（软件）提出建议，包括相关的旧住房适老性改造的内容。本研究对解决老年人居家养老的关键性问题具有现实意义。

Coping with the current situation that the amount of old population is large and increases quickly in our country, it is an urgent problem needed to be solved in the social development that accelerating the establishment of senior citizens social welfare service system, based on Home-Based Care System, supported by the Community Service and supplemented by the Institutions Supported Endowment. As the shrinkage on the family scale, the function of Family Endowment in the traditional sense is weakening quickly. However, the function of original Institutions Supported Endowment with strong "charitable aid" nature is extremely limited. Therefore, the "Home-Based Care System" including community service has become a feasible measure to solve the endowment problem in present China. Whereas the community security system and the residential function at present is far from the requirement of "Home-Based Care System". This project centers on the realization of "Home-Based Care System" from the perspective of sustainable living, use the scientific research methods to induce the different need of community care facilities of old people in different physical condition. Based on this, the project come up with the endowment facilities in the existing community(hardware); offer a proposal to the structure and content of life support system(software), including the old-fitness reconstruction proposal of the existing community. This project has practical significance for resolving the crucial issues of "Local Endowment" for senior citizens.
