Dual welfare characters of private real estate enterprise in residential supply in urban area of modern China

在现代中国经济发达的城市中，许多市民获得了一套由私人房地产企业建造的昂贵的普通市民商品房。民营房地产企业还同时建设面向低收入者的福利相关住房。笔者通过访谈的方式，对这些企业在北京和兰州的住房开发过程进行了调查。因此，这家民营房地产企业在其商品房开发项目中，按照当地政府的要求，以一定的速度获得了一套福利类住房，而“工作单位”则假设住房供应的作用已经基本完成，现在正在向组成成员提供低于市场价的住宅。在改革开放政策出台之前，“工作单位”的福利角色现在以不同的形式保持不变。

A lot of citizens obtain an expensive commodity house for the ordinary citizens constructed by a private real estate enterprise in the economically prosperous cities in modern China. The private real estate enterprise also constructs welfare-related houses intended for the low-income person at the same time. The author investigated these enterprises by the interview about the process of their housing developments in Beijing City and Lanzhou City. As a result, the private real estate enterprise has secured a welfare-related house by the request of the local government at a certain rate in its commodity house development project.And, "working unit" assumed that the role of the housing supply was generally finished, is now supplying a residential house that is cheaper than the market price to the constituent member. A welfare role of "working unit" before the introduction of the Reform and Open Policy is now maintained in different form.
