本研究は、地方都市における今後の居住地選択の動向を探ること、中でも郊外住宅団地の今後の方向性と、都心居住の可能性と方向性を、高齢者の居住地選択という視点から考察することを目的とした研究である。対象としては地方中核都市である金沢市を取り上げ、以下のような視点から分析を試みた。(1)旧市街地における近年の世帯流入の実態を統計的に整理・分析することで、壮年期・高齢期を中心とした都心回帰現象の傾向があるのかその実態を明らかにする。(2)旧市街地における最近の住宅供給動向と定住人口の変動の関係を明らかにする。(3)旧市街地流入層へのヒアリングから、その属性及び実態を明らかにする。(4)開発以来30年以上経過した郊外住宅団地居住者にアンケート調査を行い、その属性及び住意識と、住み替え要求について明かにし、こんごの郊外住宅団地の方向性を探る。これらの結果得られた知見として、(1)旧市街地の人口は、この25年間に約4割にまで減少、同時に高齢化が進展。転出先は主に市内郊外の住宅地だが、近年転出傾向は弱まっている。転入者数は1995年以降わずかに増加する傾向にあり、早い時期に開発された住宅地のある地区からの転入がい。(2)近年、中心より半径2km圏内での共同住宅建設活動が活発であり、老後の住まいとして入居する壮年層がみられる。(3)開発以来30年が経過した郊外住宅団地においては、その半数が高齢世帯となり、「単身」・「夫婦のみ」世帯が多くを占めている。高齢世帯の約25%が「建物の老朽化」、「老後の生活環境として不安」という理由から転居を希望している。中心市街地は老後の住環境としての評価が高く、全体の約3割が老後の居住地として関心を示し、マンション等集合住宅への居住にも関心を持っている。以上のことから、近年旧市街地が高齢者の居住環境として再評価されており、そのニーズを反映した環境整備が適切に行われることにより、中心部での人口回復の可能性が期待されることが推察された。
