本研究では首都圏の地価高騰の影響を強く受けた福岡市を対象に、住宅経済の視点からマンション市場の構造変動を明らかにした。得られた知見は以下の通りである。1.マンション供給が開始された昭和43年から平成6年(27年間)にかけてのマンション供給動向は9期に区分され、マクロには景気変動や大都市圏のマンションブームの影響が大きいが、前年の販売率が新規供給戸数を規定する傾向にある事が示された。2.供給定着期(昭和54〜61年)では標準世帯向けタイプを主とし都心周辺地域に立地していたが、バブル経済の波及による供給急増期(昭和62年〜平成2年)ではワンルームタイプから標準世帯向けタイプに供給が二極化し、立地の郊外化が進行した。バブル経済の崩壊により供給量は急減したが、その後大きく回復し(平成5,6年)、住戸タイプは標準世帯向けタイプに一極化した。立地は商業系地域で回復傾向にあるが、依然郊外部が多い。3.このような需給変動は、世帯収入と借入条件を組み込んだ取得可能性と地価・建設費・分譲単価を組み込んだ利潤率によって説明され、立地の郊外化は、地価高騰・景気後退等の経済変動にともない郊外部の方が取得可能性が高まる一方で、利潤率は都心周辺部と同じ程度の水準が確保され業者の収益性は低下しない事に起因する。4.供給量と供給住戸タイプを指標として、全供給棟数の約7割を占める主要供給業者(58業者)の供給パターンを類型化した。比較的多様な住戸タイプを供給する業者は14と24%程度であるが、標準世帯向けタイプを主体に供給する業者が33(57%)、またワンルームタイプを主体に供給する業者が11(19%)と供給業者の棲分行動が確認された。
