本研究の目的は、リモートワークの普及による都市の生産性への、次の貢献を測定することである。①東京都心内における地点ごとの集積度の生産性への貢献度（すなわちオフィス業務の生産関数のパラメータ）の変化。②通勤回数減による通勤混雑と通勤時間の減少。③リモートワークの普及により全国の他都市との経済距離の重要性は低下を通じた地方都市の生産性向上に与える影響。これらの目的を達成するための具体的な手段として、以下を分析する。①リモートワークが普及したことにより、都心からの距離に応じた賃貸住宅の家賃がどう変化したか。②リモートワークが普及したことによって、都心のオフィスの賃料がどれだけ変化したか。③全国の都市における都心各地点のオフィス賃料を、地点周辺の就業者密度などで説明する回帰分析において、変数の一つとしての「平均経済距離」の係数の生産関数における変化。2023年度は、これまでに著者らが行ってきた研究を含めて文献を整理し、今回の研究での上記の実証研究に用いるモデル設計を検討し、精緻化するための議論を重ねた。さらに、平行して、2019年のまでのオフィス賃料および住宅家賃のデータを収集した。
