本研究では伝統的な路地景観が残る京都・都心地区における、防災・避難上問題の残る「無接道敷地」を対象に考察した。この無接道敷地における昭和26年時から平成22年時までの接道状況の変化および敷地状況の変化を考察してきたが、これから下記の点が明らかとなった。①無接道敷地の接道状況の変化では、無接道敷地が平成22年時までに概ね半減していることがわかった。②接道状況の変化がなかった路地空間における敷地形状の変化を見ると、変容度合いの低い路地空間が全体の７割以上を占めていた。タイプ別では袋路敷地が多く、これらは接続先の固定とともに路地空間範囲の固定化も進んでいた。③一方で接道状況の変化があった路地空間の敷地形状の変化を見ると、敷地形状の変化には特徴的な変化があることが明らかとなった。④敷地形状の変容度合いから4つのパターンを見出し、⑤先の無接道敷地のタイプ間の変容とパターンの間から7つの類型（TypeＡ～TypeＧ）を示すことができた。さらに類型ごとの変容過程を図示することができ、敷地レベルの具体的な動きを明らかにすることができた。⑥また新たに無接道敷地になった路地空間も存在し、これは敷地分割によるものであった。これらの変容は基準時以降に行われたものであり、接道規定の救済手法適用に関しては疑問の残る事例が存在することも明らかとなった。⑦このように接道条件は当該申請敷地のみならず周辺敷地との関係も強いことが明らかとなり、相互に依存関係があることがわかった。接道規定の救済手法適用および建築確認申請等に関しては、当該申請敷地のみの判断だけではなく、周辺敷地も含めた既存の接道条件の検討も合わせて行わなければならないことも指摘した。
