わが国の都市地域には既に膨大な住居系市街地のストックが蓄積されてきており、今後の都市計画の重要なひとつの課題は、それらの建築更新活動の適切な誘導により良好な居住環境を形成する計画シテスムを構築することである。本研究は、金沢市をケーススタディの対象とする調査研究を通じて、既存の都市計画的建築規制制度や居住者の居住環境評価と建築活動との関わり、および、そうした個別的建築活動に伴う居住地変容を明らかにすることを目的としている。具体的研究は以下の各項目について進めた。1.近年における建築計画概要書の抽出転記およびその他の既存統計資料の整理と、それらの分析から、市街地における全体的な建築活動の実態とその変動特性を明らかにした。例えば、建築用途別に用途地域との関連をみると一定の傾向が見られること、さらに、住宅はいずれの地域でも件数が多いが、住宅タイプ別の立地性向には一定の傾向があり、それは必ずしも用途地域制の主旨に合致していないことなどがわかった。2.6階建て以上の大規模建築物および3階建て以上の共同住宅の更新活動について、その立地、建築物の特性、土地利用の変遷、隣接建築物との関連などについて、典型的事例の現地調査を含め明らかにした。3.戸建専用住宅と用途地域制との関連を探るため、新築住宅の居住世帯を対象とする調査票を用いた調査から、世帯属性、居住地選定理由、居住環境評価、都市計画制度に関する理解度などについて明らかにした。そのなかで、住宅タイプや世帯属性と用途地域性との一定の関連性があることがわかった。4.これらの他、歴史的市街地における街路空間に対する地域住民の評価意識の調査研究、既に開発した住替え連関モデルを用いた新規供給住宅計画支援に関する研究などを行った。
