居住特性とは、屋敷同士のあるいは屋敷と町のシステム的な対応関係をさし、計画設定やそれに対する居住者の働きかけを含むものとする。ここではこの居住特性に注目して砺波平野に点在する在郷町を分析する。それにより在郷町ごとの特徴的な形態を気候や藩政の因果関係ではなく、システムとして説明することを意図している。調査対象として、砺波平野という同一の地形条件の中で同時期に計画された3つの在郷町-津沢町、福野町、福光新町の3つを選択した。1.歴史地理学分野の文献調査:近世の町並図および郷土資料により、3事例それぞれの計画当初の設定条件を把握した。成立時期は、福野町が慶安2年(1649)、福光新町が慶安4年(1651)、津沢町が万治3年(1660)であり、この地域の多くの在郷町がつくられた17世紀半ばと一致している。なお、戸数は福野町66軒、福光新町58軒、津沢町120軒から始まり、地籍図の検討から設定当初の敷地間口と奥行き寸法も把握できた。また、福野町、福光新町が市場町として特産物をもっていたのに対して、津沢町は米の集積地としての性格が強く特異といえる。2.屋敷・水路・道路の把握による全体構成図(1/1000)の作成:福野町のミチは川に対して十字形にとおり、福光新町は川に対して平行、津沢町は鍵の字にとおっている。一方、水路はいずれの場合も川とは別に引かれており、屋敷を束ねるように流れるという共通点がある。この水路は戦後しばらくまで生活用として利用されていた。3.屋敷構えと住居平面図(1/200)の採取:3つの町の敷地形状は町ごとに異なっている(間口3〜8間、奥行き10〜30間ほど)。しかし、屋敷構えは道に接して主屋があり、裏庭をはさんで奥に土蔵がくるという配置をとる。そして、敷地のなかで水路の上流側に土蔵を置き、下流側に主屋の土間を配置している。これはどの町でも共通している。つまり、水路の流れによる方向性が、住宅から屋敷、集落構成に至るまでの強い規定要因となっていることが把握できた。
