本研究は、(株)トヨタ自動車の立地・発展とともに急成長を遂げた愛知県豊田市を対象に、(株)トヨタ自動車の従業員向け住宅対策の一環として昭和40年代半ばに開発された伊保原レジデンス・パークを取り上げ、その開発形態や空間構成、入居者の階層構成の変容、住宅及び住環境評価、住宅計画、住宅地の改善要求などを入居者アンケート調査より具体的に把握し、単一コミュニティの住宅地が、時代とともに高齢者や定年退職者のみの集住地=リタイヤメント・コミュニティと変貌していくことの必然性や現状の問題点、コミュニティ再生に向けての課題について明らかにした。主な研究成果を要約すると、以下の如くである。1.伊保原レジデンス・パークの人口構成の偏りは著しく、従業員の持家取得を目的とする(株)トヨタ自動車の企業内住宅対策や団地開発時の入居者の厳しい年齢制限の影響が大である。このままの形で入居者の定住化が進めば、数年内に高齢者や退職者のみの偏った不活性社会が形成される。2.入居者の団地定住志向は強いが、住宅や住環境は劣悪で、全体的に陳腐化している。住宅の絶対的狭小や路上駐車問題、個別住宅改善の困難など様々な問題点を抱えており、特にタウンハウス系で深刻である。3.近年の産業構造の転換及び経済の停滞に伴う住宅の資産価値の低下や豊田市内での持家取得圏域の外延化によって伊保原団地入居者のすみかえが困難化したために、団地の居住環境改善のポテンシャルが低下してきている。4.今後の団地再生の方向性としては、(1)実態の詳細把握による問題点や生活空間要求の整理と居住者による共有化、(2)団地内の入居者移動の徹底的管理による部分的なコミュニティ修復の試行、(3)行政及び企業との連携、などが挙げられる。
