Development of the integrated location assessment techniques for urban regeneration projects

(1)关于城市更新项目综合区位评价框架的构建，特别是基于东京的两个城市重建项目(协会/公司-执行)案例，运用实物期权方法进行模拟，得出执行形式的不同对项目的盈利能力和风险的影响是不容忽视的，对地价和税收的影响也不容忽视，并将公私合作的金融技术纳入框架。(2)在市中心游客空间分布的测算方面，利用佐贺南各街道2005年的行人交通数据，尝试用我们的能见度指数进行因子分析。结果表明，第一个因素是站点的可达性，第二个因素是土地利用强度，第三个因素是能见度指数，但未达到统计学意义。(3)针对“逛街”智能体模拟器的开发，在协作者的建议下，以OSU地区为例，对模型进行了改进，使之既能表达计划行为，又能表达即兴行为，并通过与试运行和实际调查结果的比较，证实了模型的良好性能。此外，还提出了基于自适应学习的智能体模型的形式化和公式化。(4)作为冲突评估的案例，考察了名古屋白鹤区2003年和2006年的纠纷过程。对于居民发起的预防纠纷的规则制定也进行了调查。(5)关于综合区位评估框架的重新制定，名古屋的Nayabashi快速市区重建项目也进行了访谈。并在一个假设的情况下，模拟了各主要行为者的项目成本效益分析，笔者认为，我们的框架必须既包括这种分析，又包括冲突评估。

In addition, the formalization and formulation of the agent model with adaptive learning are proposed.(4) As a case for conflict assessment, the processes of the dispute of 2003 and 2006 in Shirakabe district, Nagoya are examined.
