2018年度には、（１）住宅供給の市場化の全体像と課題点、（２）住宅供給の市場化が生じた都市空間変化の実態の二点を明らかにし、（３）今後の首都圏の住環境整備指針や持続的な居住政策への戦略にむけた方針を提示した。（１）では全国的には持ち家住宅が今なお増加傾向にあること、1990 年代後半から分譲住宅が急増しており、高度経済成長期における新築の主流であった賃貸住宅を上回り、民間企業による住宅建設が急増したことなどを明らかにした。また国内の全体像把握のほかに、筆者が企画段階から携わったドイツ・アーヘン工科大学の国際シンポジウム「Growing Bad? The Sub-Urban Housing Challenge」の議論にて先進諸国の住宅供給について様々な知見が得られるなど、当初の計画を上回る成果が獲得された。（２）では住宅デザインと首都圏居住者の暮らしの変化の全体像および立地地域の変容の全体像を明らかにし、変容する立地地域のフィールド調査と課題の抽出を行った。ここでは民間住宅開発とともに、都心から半径20km 円周部に立地する地域において地域像の高次が進む傾向にあることがわかった。実地調査からこれらの地域では、小規模な工場や民間集合住宅、戸建住宅などが新たに高層集合住宅へ変化している点が共通して確認された。また大きな面積を占めていた社宅が解体されることで、街区スケールの建物変化が生じている様子が各所で把握された。（３）では民間住宅開発に伴う3つの課題として「消費社会のなかの住宅と居住者の乖離」「多様化と均質化の同時進行」「住環境の商品化と一過的開発の悪循環」をまとめ、これに対応する都市計画の方針として「居住者視点での住環境価値の追及」「脱均質化と「幸福の多様性」の追求」「ブーム的開発圧力の統御と立地地域価値の維持」の3点を導いた。

In fiscal 2018, we will focus on: (1) the overall image of marketization of housing supply;(2) the development of marketization of housing supply and the status of urban space transformation; and (3) the future development of housing environment and sustainable housing policies in the capital.
