Integrated Management & Reality Ltd. offers comprehensive investment real estate services, specializing in a
range of services from development and pre-construction planning to short- and long-term investments. One of
IMR's clients operates an integrated heating system in which a ground source heat pump is assisted by a solar
thermal system and drain water heat recovery system. Based on the analysis of monitoring data, there is
potential to improve the existing system control algorithm. A sensor-based monitoring system was previously
designed and implemented on the heating system in 2013. Based on 2 years of collected data, the proposed
research seeks 3 objectives: (1) propose an enhanced post-design system control algorithm based on analysis of
the existing system control algorithm; (2) simulate the existing and proposed system control algorithms; and
(3) implement the system control. With the developed tool, IMR will be able to consult the building owner to
change their building system control for the purpose of saving energy and costs. More broadly, we note that in
Canada a large proportion of energy is consumed and wasted by improper usage of building management
systems and by inefficient energy systems. It is essential to understand the performance of integrated heating
systems that utilize different renewable energy sources and understand their performance in different
applications in cold-climate conditions. Such an understanding can be applied for the development of enhanced
building control and management systems to improve system efficiency. The proposed Engage project will
analyze the performance of an integrated heating system during the occupancy phase, and will propose an
effective post-design control system in the interest of energy saving and cost-efficiency, which will allow the
heating system to be more sustainable in its future system operation.
