The design of greener facilities is increasingly becoming a socio-technical domain. While there has been
significant advancement in the green technology (smarter hardware and greener material), a major deciding
factor in making the design greener is the acceptance by the end-users. Typically, greener buildings cost higher
amounts in the initial stages (during construction). This may sway many owners to not adopt greener systems.
Moreover, no matter how green the design is, it will only be realized if the end-users (residents) use and
operate the facility according to the design specifications. Consequently, engagement of owners and end-users
in analyzing the "green" aspects of the facility as well as selecting design features and technologies that
optimize energy and water consumption-particularly, during the operations stage.
The final deliverables of this research are a proposed workflow to enhance knowledge exchange; and extracting
specific design knowledge and embedding it into a customized BIM system. Specifically, a set of rules and
design guidelines to make future designs not only greener, but also faster and easier to develop. Further, the
company will establish a workflow and design process that engages end-users in decision making. This can
serve as educational means for end-users about green technology, which can be instrumental in increasing the
acceptance of green buildings by owners. It also can help in assuring green practices during the operation stage.
The ultimate impact to the company is a better environment to capture and manage knowledge and to enhance
the efficiency of the design process.
For the overall Canadian construction industry, the results of this work can support more in-depth
understanding of the socio-technical nature of green buildings: how can the education and engagement of
owners and end-users help in increasing the adoption rate of green facilities. The project will help in
