在城市空间立体开发和应用的背景下,一方面三维产权体的出现成为现实,迫切需要新的相关理论、技术和方法来解决面临的问题,另一方面现有三维技术还不具备真正的三维封闭体概念和模型来支持三维产权体及其集合。本课题针对三维城市空间建模和分析应用的重大需求,面向规划、国土及房产管理和应用层面,提出基于共轴面片的群集三维产权体构建方法,解决三维产权体及其群集的建模关键技术,突破群集三维产权体的高效自动建模和一致性空间维护等核心难点,保证几何数据的单一性、一致性,确保个体产权体的封闭性和群集产权体的关系一致性;发展三维体有效性检验和修复方法;分析产权体的时空变化特征和建模,探讨针对群集三维产权体的空间分析和可视化方法,开发面向典型案例的原型系统,旨在实现二维城市空间管理向三维空间管理的跨越式发展。研究成果将为建立真三维的产权体统一登记和管理提供技术论证和基础、建立空间资源的准确描述和管理,促进资源合理利用和

Under the context of 3D utility and development of urban space, on one hand, numerous 3D properties spring up to the reality, which need the new techniques, administration and legal system to solve corresponding problems; on the other hand, current techniques of 3D modelling do not efficiently support the concept of real 3D close solid model to represent the cadastral objects and their collection.In order to meet the clamant needs of modeling and analysis of 3D urban space and the administraation of 3D land resources, urban planning and real estates, The research focuses on high efficient automatic 3D modeling of cadastral objects and their collection. A 3D cadastral object is an object that occupies some 3D geographic spce, with certain semantics and social-economic attributes. From the spatial view, 3D cadastre is the subdivision of 3D space, specifically 3D urban space,in which aspect the techniques are different with that in contemporary 3D modeling and encount new challenges. A 3D cadastral object is represented by a 3D valid solid. In the first place, the research amis to model the 3D land space (cadastre object) and the key problem of 3D modeling in this research is to keep overall consistence of the topologies among 3D solids and 3D cadastral objects, with only unitary geometric representation of the spatial property uint, both for isolated cadastral objects and collection of cadastral objects (such as condominium and appartments). An effective approach is developed to directly construct and recognize the valid solid directly based on the set of faces, more important for solid aggregations, during the beginning stage of object generation, and build the topologic relationships among solids. In this research the detail ideas of how to search and construct a valid solid is illustrated. Secondly,spatial-temporal analysis of 3D cadastral objects will be studied and relevant approachs on spatial analysis and visualization will be presented in the research to support the decision-making in the field of adminisgtration and management of land resources and real estates. To verify the feasibility and expandity of our approach, a practical application of 3D cadastral system will be implemented as a prototype to model and manage 3D cadastral objects represented by 3D close solids with harmonous topological relatinships, which will improve the development of land resouce management from 2D to 3D space. The fruits of the research can provide the technical supports to build the precise representation of 3D spatial resource and high efficient management, which will help facilitate the distributions of spatial resources and enhance decision-makings of adminsitration and management of 3D land space.
本课题针对三维城市空间建模和分析应用的重大需求,面向规划、国土及房产管理和应用层面,本课题针对城市三维产权管理,开发面向典型案例的原型系统,旨在实现二维城市空间管理向三维空间管理的跨越式发展。试验原型在深圳市规划国土资源委员会与深圳市前海深港现代服务业合作区管理局进行了应用,有力地支持了政府的三维空间管理,促进资源合理利用和开发。本课题共出版著作1部;发表文章20余篇,其中SCI等三大索引论文9篇;申请专利1项。参加国内外学术报告13次;获得省部级奖项1项,培养研究生12名。
