适合住宅工业化的公共租赁住房建筑设计指标体系研究- - 以长三角地区为例

With the rapid development of urbanization and the process of building a sustainable society, residential construction has entered a new stage of transformation. To develop housing industrialization and enhance living protection has become a big problem which affects the national economy and the people's livelihood. The project starts from the status of the low level development of housing industrialization and the need of large-scale construction of public rental housing, aiming at creating the architectural index system for public rental housing suitable for housing industrialization (the Yangtze River Delta region), to provide the basic design standard and foundation for the construction of the public rental housing which adopt the advanced production mode of housing industrialization ,and in the same time, try to utilize the opportunity of large-scale construction of public rental housing to promote the development of housing industrialization. In this study, through sorting out the present situation and needs of public rental housing construction in China's Yangtze River Delta region as well learning the advanced experience from European and Asian countries, the paper starts from the urgent status of the lack of public rental housing design standards in China, uses the methods of summarization, actual state of the household survey, comparative analysis, test verification, and establish the architectural index system for public rental housing in the Yangtze River Delta region, and implement the appropriate experiments and practice, and provide foundation for the construction of high-quality public rental housing and make contribution to the development of housing industrialization in our country.

随着城市化的快速发展和建立可持续发展社会的进程，住宅建设进入新的转型阶段。发展住宅工业化、加强居住保障已经成为关系国计民生的大问题。本项目从我国住宅工业化发展水平较低的现状和公共租赁住房大规模建设的需要出发，以建立适合住宅工业化的公共租赁住房建筑设计指标体系（长三角地区）为研究目标，为采用住宅工业化先进生产方式的公共租赁住房建设提供最基本的设计标准和关键技术指标依据，同时，也力图以公共租赁住房的大规模建设为机遇推进住宅工业化的发展。本研究通过梳理我国长三角地区公共租赁住房建设存在的现状问题和需求，借鉴欧亚各国的先进经验，从目前我国缺乏公共租赁住房设计标准的紧迫现状出发，运用总结归纳、实态入户调查、比较分析、实测验证等研究方法，建立起长三角地区适合住宅工业化的公共租赁住房建筑设计指标体系，并实施相应的实验与实践，从而为建设高品质的公共租赁住房提供设计依据，也为促进我国的住宅工业化发展做出贡献

本项目从我国住宅工业化发展水平较低的现状和公共租赁住房大规模建设的需要出发，通过梳理我国公共租赁住房建设存在的现状问题和需求,借鉴欧亚各国的先进经验,从目前我国缺乏公共租赁住房设计标准的紧迫现状出发,运用总结归纳、实态入户调查、比较分析、实测验证等研究方法,建立起长三角地区（以上海地区为主）适合住宅工业化的公共租赁住房建筑设计指标体系,并实施相应的实验与实践。.具体研究内容可以归纳为：工业化背景下公共租赁住房政策规范研究、公共租赁住房实态调研和关键问题研究、国内住宅工业化和产业化发展状况研究、国外以住宅工业化方式建造公共租赁住房相关经验的研究、中外比较和指标体系草案的形成、对指标体系草案的实测验证、指标体系的形成和应用七个部分。.通过四年的研究，各成果指标已全部完成，成功地建立了长三角地区（以上海地区为主）适合住宅工业化的公共租赁住房建筑设计指标体系，包括总则、七大构成原则和特点（可持续性、标准化、独立与分离性、耐久性、可变性、连接性、维护与管理）及六大技术实施要点（大空间集成技术、内装部品集成技术、设备与管线集成技术、整体厨卫、日常维护检修集成技术、室内性能集成技术）。并进行了实测与实验，证实了其可行性。项目进行了多角度的推广和转化，在多部规范中得到应用，形成了后续的研究课题的相关内容。.通过本课题的研究，为采用住宅工业化先进生产方式的公共租赁住房建设提供最基本的设计标准和关键技术指标依据，实现建设方式的升级换代,也为促进我国的住宅工业化发展做出贡献。
