项目摘要

空き家問題が注目される中、利便性や機能の劣る住宅は住宅市場から淘汰されつつあるが、この実態は必ずしも明らかではない。本研究では、不動産流通市場において長期にわたり蓄積されてきたミクロデータを用いて、①潜在需要からみる住宅ストックの陳腐化実態の分析、②建物設備による陳腐化・修繕効果の経済分析、③住宅のライフサイクルの測定に取り組む。本研究を通して、既存住宅ストックと需要の「ミスマッチ」の定義が明らかとなり、社会的対応が必要となる空き家の峻別が可能となる。2022年度には、分析①については、東京圏のマンション売買市場における資料請求量をもとに、築年数が大きく最寄り駅から離れた物件に対する潜在需要が低いことを明らかにし、研究成果は英語論文として公刊された。また、当初の計画に追加する形で、所有権移転登記データを用いて、COVID-19パンデミックによる既存住宅取引量の傾向変化を分析した。都心の職場への通勤を前提に交通利便性を重視して住宅を選ぶのではなく、より快適性の高い、広い住宅や自然豊かな周辺環境を選ぼうとする傾向が生じつつあるとの結果が得られ、研究成果は和文論文として公刊された。分析②については、2021年度に引き続き英語論文の投稿・改訂作業を進めた。分析③については、日本の戸建住宅における経年減価曲線を推定し、長寿命化・中古流通促進に係る住宅認証が取引価格に正の影響がみられることを明らかにした。住宅のライフサイクルの測定に係る研究成果が得られ、英語論文・和文論文として公刊された。
