本研究では、交通インフラの整備が都市圏内の消費者と企業の立地に与える影響を理論と実証の両面から分析を行った。特に、混雑を考慮した場合、消費者と企業の立地がどのように変化するかに焦点を当てた。本研究で着目したのは、消費者や雇用者が都市圏内の中心から郊外へと流出する郊外化と呼ばれる現象である。アメリカやスペインなどの都市圏のデータによると、高速道路や鉄道などの交通インフラの整備により消費者や雇用者の郊外化が起こることが明らかにされた。しかしながら、都市経済の標準的なモデルからは、交通インフラの整備により消費者と雇用者の両方とも郊外化が起こることを説明することができなかった。そこで、本研究はこの消費者と雇用者の郊外化が起こるメカニズムを明らかにすることを目的とした。本研究では、通勤における混雑を考慮し、消費者の職場と居住地の選択を分析することができるモデルを構築した。構築したモデルにより、通勤費用の低下が都市圏の中心付近における混雑を増加させることにより、消費者、雇用者の両方が交通インフラの整備により郊外へ流出することを明らかにした。さらに、提案モデルと混雑を考慮していない既存モデルの帰結の差異に着目し、実際のデータから理論モデルの妥当性を検証した。検証の結果、混雑を考慮したモデルはすべてのアメリカ都市圏のデータから支持されたが、混雑を考慮しない場合は中心都市の人口が多い都市圏のデータからは支持されないことも明らかにされた。
