本研究では被災リスクの開示に伴う地価変動が、人々の居住地選好に与える影響について明らかにする。本研究は、以下の２つのステップから構成される。１．被災リスクの開示に伴う地価変動を、地価データとDID推定法を用いて定量的に示す。次に、２．被災リスクの開示およびそれに伴う地価変動が居住地選好に与える影響について、人口動態データ（居住地）と産業立地データ（就業地）の両面からヘドニック分析を行い、所得水準や年齢および、事業所の規模や産業に応じた異質な影響の有無とその大きさを明らかにする。今年度はステップ１の研究に取り組んだ。具体的には、データの収集とその加工、分析に取り掛かった。データの収集は主に国土交通省の国土数値情報ダウンロードサービス（https://nlftp.mlit.go.jp/ksj/）を活用した。また、適宜必要なデータを収集したのちに、地理情報ソフトウェアArcGISを使用してひとつのデータセットにまとめ上げた。次に、分析方法を検討するためにいくつかの計量経済学のテキストや論文を参考にして、複数の分析方法を考案した。最終的には、これらの分析により、高リスク地域への人口集積を定量化し、既存のハザードマップが示す土地に対するリスクと重ね合わせる。それを基準に防災施設の最適な立地について検討する。今後は、得られた研究成果を論文としてまとめあげ、査読付き国際学術雑誌への掲載を目指す。
