项目摘要

シェアハウスが急速に普及しつつある。居住者間の交流が最大の魅力だが、居住者層は若年層であり、居住期間が非常に短期間(1-2年間程度)となっている。個人化が進行し、単身者が増加する社会背景において、中高年・長期居住のニーズが高まることが予測される。そこで本研究では、中高年層が長期居住することを可能にするシェアハウスの運営システムを探ることを目的とした。中高年期は、自立して相互扶助も充分に担えるが、長期居住の場合、加齢の影響により、対等な負担が担えなくなることも想定できる。充分に負担が担えなくなることも許容できる運営システムが求められる。そこで、充分な運営期間を経験した萌芽的な高齢者の共同居住の2事例(A・B)から、その糸口を見出そうとした。A : 25年の運営履歴を有する高齢者のシェアハウス(高齢者グループリビング) B : 株式会社方式で運営される高齢者のコレクティブハウジングである。ともに長い期間の運営履歴を対象とするため、文献資料(A : 運営者等の著書、雑誌記事等B : 居住者会議の議事録)の分析と、これを補完するため運営者・代表者に対する聞き取り調査を実施した。分析内容は、居住者履歴の変遷の把握、入退去の経緯と入退去先、居住者の役割分担、生活支援の様子と変遷を把握した。Aについては、居住者間の関係、居住者と運営者の関係に関する記述について、グラウンデッド・セオリー・アプローチを用いて内容分析を行った。Bについては、居住者選定、家賃設定、設備の維持管理に関して内容分析を行った。その結果、A、Bともに、居住者選定の機会を通じて共有する理念を継承していること、Aでは、運営者が徹底して居住者の意思を尊重することを通じて、Bでは、組合所有を模した株式会社方式を採用することによって、ともに居住者の主体性と共同性を確保していたことが明らかになった。また、対等に負担が担えなくなる高齢者の居住を可能にする仕組みとして、長期居住における順送りの世代間扶助が見いだせた。今後、これらを運営システムとして洗練させていくことで中高年・長期居住のシェアハウスが可能になると考えられる。
