横浜市市街地環境設計制度による住居系公開空地は"絶対高さの緩和"を受けているものがほとんどであり、周辺から突出した高さをもつ事例が多いことから、住居地域・第2種住專にある敷地面積10,000m^2以上の24事例について物的要素と公開空地の構成要素(自然緑地・外部歩道・内部通路・広場)との関係を調査した結果、公開空地の構成要素そのものには、片寄りはほとんどなかった。そこで、公開空地における周辺住民の利用の意識・要因の調査を行ない、《空地を知っていること》《周囲の具体的な地理状況を指摘すること》《空地内の状況を指摘すること》《目的地のための通過点であること》《住棟を見慣れていること》の5つの項目を抽出し、空地の利用はこれらの影響の組み合わせに起因している。次にこれら調査のまとめとして、以下の4つを得た。(1)「広場の公開に対する好ましさ」と「周辺住民の利用形態」の関係を見ると、今回の調査では公開に対する好ましさが高く、かつ周辺住民の通り抜け利用がなされている事例が一部に見られたものの、それと同時に周辺住民の滞留利用もなされている公開空地は1事例も存在しなかった。(2)団地住民の公開に対する好ましさに影響を与えている基本的な要因の中で、「子供のいる家庭・いない家庭」の違い、また住居階の違いがある。概して、子供のいる家庭は公開に対して寛大である。(3)団地住民のうち公開に対する好ましさが高い被験者は、団地が公開空地を持つことで、「社会貢献をしている」という意識を持っている。(4)団地住民の公開に対する好ましさと、周辺住民の利用に影響を与えるものとして公開空地の構成が挙げられる。結果として、現在多くみられる敷地内部公開空地を持つ構成は、周辺住民が利用しないだけでなく、団地住民の公開に対する好ましさも低いが、一方「周辺型」は公開に対する好ましさと、周辺住民の利用の両立が比較的とれていることから、今後この構成手法について計画的考察が望まれる。なお、公共施設の導入についての検討は、年度内には行なうまでに至っていない。
