本研究では、軌道系公共交通機関の整備が商業地形成に影響を与えているとの仮説の下で、その影響を、近年軌道系公共交通機関であるLRTが導入されたマニラ首都圏を対象に、土地利用モデルを用いて定量的に抽出することを目的として行ったものである。研究は、大きくLRT導入前後の土地利用関連データ(人口、就業者数、道路のサービス水準等)の収集、整理と、これらの諸データを用いて土地利用モデルを作成し、これを用いて影響の分析を行うことに分けられる。前者から得られた主な知見として、次の2点が挙げられる。1. 研究当初想定していたLRTの導入によってアクセシビリティーが向上した地区で人口や雇用者数の変化が大きく、かつ中心地区で雇用者数が増加、周辺地区で人口が増加という現象が見られない事2. 人口分布をはじめ、様々な社会・経済活動の空間的分布が非常に変化しているマニラ首都圏で、調査時点を整えて、全てのデータを収集することが想像以上に難しい事また、後者から得られた主な知見として次の2点が挙げられる。1. 軌道系公共交通機関の導入は、商業地形成に影響を及ぼしているが、その程度は、人々の所得の向上による影響(より環境の良い場所に住宅を求める、低所得の人々が多い時には、成立しなかった新しい種類の商業が発生する等)や、検討対象としている公共交通機関以外の公共交通機関のサービスの向上(例えば、高速バス)による影響の分離の仕方によって大きく変化してしまう事2. 商業地形成への影響を、二重制約型重力モデルを用いて分析あることが可能である事
