土地区画整理事業において、地権者の同意を得るという過程が必須である。このとき地権者に不満が生じないような評価方法を考えると、画地形状評価関数は優加法性を有すると仮定することが適切である。本研究では主として、(1)世田谷区の独立住宅用画地形状データを地理情報システムで処理した実証分析、(2)島状長方形画地・一方向接道長方形の画地の評価関数形の導出、(3)旗竿状画地の評価関数形に関する理論的考察、の3点を行った。(1)の研究では、枢要画地形状存在仮説を世田谷区のデータを用いて実証分析し、住宅要画地においては画地の評価を絶対的に左右するような特定の形状の土地スペースというものが存在しないことを示した。(2)の研究では、適切性の公理体系に適合するような評価関数形を長方形画地のみに限定した場合について導出した。(3)の研究では、旗竿状画地の評価は一方向接道長方形画地の評価方法と長方形島地の評価方法を組み合わせれば良さそうであることを理論的に検討した。しかし、適切性公理の中の付加画地限界連続性公理・根源画地限界連続性公理(評価関数の「微分」可能性を示すための十分条件)がやや必要以上に厳しい条件であり、この公理を緩和すべきことが理論的に判明した。

Land planning and consolidation business, the consent of the land owner must be obtained. The method of evaluation is to evaluate the shape of the ground, to evaluate the additivity, and to determine the appropriateness of the ground. This study consists of three parts: (1) practical analysis of geographical information processing for the shape of the painted land for independent residential buildings in Setagaya;(2) derivation of the evaluation data for the island-shaped rectangular painted land with one-way access to the rectangular painted land;(3) theoretical investigation of the evaluation data for the flag-shaped painted land. (1)The research shows that there is a special shape of land in the middle of the city. (2)The study of axioms for appropriateness is based on the evaluation of rectangular shapes and their limitations. (3)The research on the evaluation of flag-pole-shaped painting is based on the evaluation method of rectangular island painting in one direction.
