本研究は、愛知県の中山間地域における「空き家」を対象に研究を行なっている。高齢化率が50%を超える地域において、空き家を一軒ごとにデータベースソフトにおいてデータベース化することで、「建物」と「所有者」の関係を個別に明らかにすることを目的としている。当該年度では本研究の根幹でもある空き家調査項目の検討と、空き家データベースの制作を完了している。空き家データベースは本研究の重要な要素であり、作成したデータベースを用いることで空き家数・状態・所有者意識などの関係を個別に分析することが可能である。いくつかの異なる地域においてデータベースを作成することで、全国の中山間地域において軽微の変更でデータベースを適応できることを目指し、それにより、様々な地域での空き家状況の分析が形態化することが可能であると予想している。また、空き家位置の特定に際する準備段階も完了した。本研究は、対象地域における空き家の悉皆調査も目的の一つとしている。悉皆調査によって対象地域の抱える空き家問題が顕在化すると同時に、所有者と空き家の関係性も明らかにできる。しかし、空き家位置の特定は実施時間や労力が大きな負担となる調査であり、特定における調査方法を確立することができれば、今後の空き家問題解決への糸口となると考えている。本研究では、過去数年間のゼンリン住宅地図と電話帳を併用し、住宅地図における名前の削除、および電話帳からの番号の削除データを元に空き家化している予測をたて、その予測を元に調査を行なっている。ゼンリン住宅地図と電話帳における空き家化予測の作業は完了しており、予測データを元に地域住民へのヒアリングを実施し空き家位置の断定を行う。空き家データベース作成と地域空き家の位置把握手法の確立は、実施事例数を増やすことが必要であり、本研究対象地と別地域での実施と適応も視野に入れて研究を進める必要がある。
