中心地理論は, 操作化のため最適化手法が応用されるとき, そのスケールに基づき, 集計的最適化問題と個別的最適化問題としてとらえることができる. 従来の立地-配分モデルは, 中心地理論を集計的最適化問題としてとらえているのに対して, 本研究で, 中心地内商店間の競争を分析するため構築された空間的探索-立地モデルは, 個別的最適化問題としてとらえている.一般に, 小売店が個別的に立地する場合, その商店立地に影響を与える因子としては, 需要の側面から測られる収入と, 地代などの支出があげられる. すると, 小売店の立地モデルは, max N(j;s)={ZjM(rj;S)/C(j;S)}で表される. Nは, 地点Sにおける小売店jの立地可能数, Mは地点Sにおける半径rj内の市場人口, Cは地点Sでの小売店当りの総費用である. したがって, 空間的探索-立地モデルは, 地域内で小売店の立地可能数が最大となる地点に, 小売店が順次立地していくことを表している. 地域にこのモデルを具体的に応用する場合, さらにパラメータZj, 等を推定する必要がある. また, 人口と地代の地域における空間的分布を, 3次元的に表現しなければならない. このため, 傾向面, スプライン曲面, ベジェ曲面といった様々な3次元分布の表示手法を応用することも必要となる. 本研究では, 傾向面分析を用いて人口と地代の傾向面が抽出された.この空間的探索-立地モデルは, 愛知県岡崎市, 奈良県生駒市等で応用された. その結果, 次のような点が明らかとなった:1.中心地の競争的立地を説明する上で, このモデルはかなり正確に立地点を予測することができる. 2.モデルをさらに改良するには, より正確な3次元分布を表現できる方法(例えば, ベジェ曲面)を組み込む必要がある.
