本研究は、首都圏の民間賃貸住宅の家賃市場と需給動向の地域的な構造をその地域の居住世帯の特性との関連から把握することを目指した。以上の目的のため、国勢調査の500メートルメッシュデータを用いてメッシュ地図の作成を行い、首都圏全体の動向と併せて、個別地域の住宅事情を把握する手法を確立した。国勢調査は、昭和55年、60年、平成3年の三時点を比較した。また、平成元年から7年までの住宅着工統計から市区町村別の民間賃貸住宅の建設戸数及び平均住宅面積の動向を検討した。以下に分析結果の概要をあげる。1.首都圏全体をみると、昭和55年から平成2年にかけて、民間賃貸住宅の立地分布が郊外へ延びる鉄道沿線に沿って外延化していることがわかった。特に、駅から1キロメートル圏内に立地している。民間賃貸住宅の増減に関しては、特に、JR山の手線近辺の都心地域において著しい減少がみられた。特に、1.2階建ての共同住宅が減少している。2.国勢調査のメッシュ単位でのランキングを行い、民間賃貸住宅の密集地域等を割り出して検討を行った。中でも、池袋・大山周辺に民間賃貸住宅が特に密集し、且つ増加が著しいことがわかった。3.住宅着工統計のデータからは、平成元年から平成7年までの時系列変化をみると、全体として民間賃貸住宅の面積水準の上昇がみられる。このなかで、都心部の賃貸住宅の面積は、他の地域に比較して広いが、平成元年から7年にかけて、平均面積は減少している。今後の課題としては、さらに詳細な需給動向の分析を行うとともに、家賃のデータを組み合わせて家賃市場について検討を行いたい。
