本研究の目的は、民間賃貸住宅の需給動向の地域的な構造をその地域の居住世帯との関係から把握し、これらを都市間で比較することにある。比較の対象として、「大都市圏」(7か所)及び「都市圏」(4か所)を取り上げた。データは、国勢調査(平成2年)、住宅統計調査(平成5年、昭和63年)、住宅着工統計(平成2年から平成7年までの6年分)を用い、市区町村単位で分析を行った。はじめに大都市圏及び都市圏ごとの民間賃貸住宅の実態を大まかに把握するため、住宅統計調査のデータを整理した。次に、各都市圏の中心からの距離帯別に住宅事情を検討した。さらに、幾つかの市区町村を取り上げ、規模別の住宅着工数等の経年変化をみた。最後に、大都市圏及び都市圏の民間賃貸住宅の新設住宅着工数、平均延べ床面積等を市区町村単位で地図化した。大都市圏は都市圏に比べ、民間賃貸住宅の全ストックにしめる割合が相対的に高く、特に札幌大都市圏では37%と高率である。民間賃貸住宅の平均延べ床面積は、京浜葉大都市圏と京阪神大都市圏が40平米以下と非常に狭いが、他の都市圏でも50平米以下であり、持ち家住宅に比べて規模が小さい。家賃水準は、どのタイプの住戸でも京浜葉大都市圏が突出して高くなっている。規模別の着工数の経年変化を市区町村別にみると、30平米以下の住宅が多く供給され続けてているところや、平成2年から7年にかけて、規模の比較的大きな住宅に供給がシフトしているところなど、地域別の特徴が明らかになった。また,都市圏では,中心市では民間賃貸住宅の新規供給が行われているが、周辺市区町村では供給されていないところが多いことなどが地図化によりヴィジュアルに把握できた。
