本研究では、戦後復興期に供給された併存住宅(いわゆる下駄ばき住宅)を、居住と店舗営業の両面の安定性を担保する共同建築として注目し、次の3点を明らかにすることを目的としている。目的(1)共同建築手法による公的併存住宅の実態および供給の経緯目的(2)下層部の店舗営業者の住みこなしの実際および上部賃貸住宅入居者や周辺地域との関わり目的(3)建築計画的・住宅政策的な方向性の検討昨年度までに、目的(1)に沿って全国的な建設動向を把握し、整理した。本年度は目的(2)について、まず下記の課題を設定し研究を進めた。1)下層部店舗営業の実態と上部賃貸住宅の入居状況の経年変化各地域で供給された併存住宅のそれぞれについて、住宅地図等の資料をもとに経年変化を悉皆的に整理した。その結果、併存住宅の建築的特徴や供給経緯(共同化プロセス)の違い、あるいは周辺地域の状況によって経年変化に違いが見られることが分かった。2)店舗営業者の住みこなしの実際ある程度供給量のみられる地域として横浜関内地区を設定し、既往のサンプル的な調査データに加え、新たに聞き取り調査を実施し、計7店舗(所有店舗4、賃貸店舗3)の調査データを得た。これらの調査データから、所有店舗、賃貸店舗のそれぞれにおいて、併存住宅内での積極的な改変や利用の具体的内容が明らかとなった。以上の結果より、目的(3)について、考察・検討を行った。併存住宅が、居住と店舗営業の両面の安定を担保する共同建築として機能していたのは、それぞれの単位が標準化され転用可能な空間であったこと、また、住棟内での空間の融通性やそれを可能にする共同性がみられたことなどによるものであると指摘できた。今後の方向性としては、共同化の過程に十分注力することを通じた住商空間の運営のあり方(例:商業者によるコーポラティブ住宅づくりなど)や、それらを実現するための制度的枠組みや連携の方法について指摘した。
