Study on Change of Residential Structure in Metropolitan Areas during the Period of Rapid Urbanization with a Comparative Analysis of Japan and China

本研究主要通过对北京郊区近十年来所建房屋的户型、户主年龄和地理位置进行问卷调查，分析北京郊区近十年来所建房屋的类型、户主年龄和地理位置。这一分析仅限于房屋所有者。通过分析，我们发现北京自住住宅比东京具有“业主更年轻”、“家庭成员更少”和“房屋面积更大”三个特征。当我们讨论住房政策时，我们有必要了解两国在住房供应方面存在明显差异。

In this study, housing type, age of householder and geographical location of houses built in a recent decade in the suburban area of Beijing are mainly analyzed with a survey of questionnaires to the residents of collective owned houses. This analysis is limited to owners of the houses. As a result of analysis, we found that owner-occupied houses in Beijing had three characters such as "younger owners", "smaller family members" and "bigger houses in area" than in Tokyo. It is necessary when we discuss about housing policy that we should understand there are clear differences between two countries in terms of housing supply.
