项目摘要

本研究課題の目的は、コミュニティ形成に重要となる社会経済階層の空間分布に着目し、その形成メカニズムや地域・居住者に与える影響を解明することである。本年度は、昨年度に引き続きこれまで明らかにした東京都区部における町丁目や街区レベルでの居住地域構造の形成を踏まえて、以下の実証分析を行った。まず前年度までに東京都区部を対象として推計した複数年時の所得分布データを用いて、居住者の社会経済階層による居住分化あるいは混在化が都市に与える影響について小地域データと統計的手法を活用しながら明らかにした。具体的には、東京都区部における商業施設立地と近隣人口構成との空間的関係を検証し、経済的視点から日本のコミュニティにおける施設整備や社会的混合のあり方について検討した。商業施設店舗の経済的ランクと居住人口の所得分布の関係に着目し、初めに店舗分布の特性について、その店舗類型や商圏人口特性別の特徴を明らかにした。続いて、高所得世帯数の変化と高級店の変化の関連性について検証した。これらの研究の成果は日本都市計画学会都市計画論文集や学術研究論文発表会で発表した。また、このような近隣スケールでの居住者の社会経済階層のミクロな特性をとらえる指標として建物レベルでの戸建住宅価格の空間分布を推計し、地区単位においては居住者の経済階層を強く反映していることを示した。なお本成果はCSIS DAYS 2014全国共同利用研究発表大会にて発表した。

The purpose of this study is to clarify the spatial distribution of social strata, the importance of social formation, and the influence of social formation, geographical location, and residents. This year, the following empirical analysis was conducted on the formation of residential area structures in Tokyo Metropolitan Area. In the past year, the Tokyo metropolitan area has been estimated to have a distribution of income over a number of years, and the social strata of residents have been divided into urban areas and small areas.
