面对我国快速老龄化的严峻挑战,为达成代际和谐共享、促进社会融合、实现老年人积极健康老化的社区营造目标,综合性社区中心复合养老功能的发展模式具有效率与公平的优势,也是解决用地紧张的必由之路。课题以珠三角地区复合型社区中心为研究对象,从样本案例的实证研究入手,综合进行居民需求分异研究、社会互动调查、时空行为研究和设施使用效率与满意度POE调查,采用多元复合的量化和质化研究技术手段探索养老功能有效复合社区中心建筑的空间形态模式与社会行为机制,建立复合社区中心空间模式的理论模型,通过行为模拟、公众参与评价、专家评估、工程实践等多方位的技术印证与空间效能反馈,建立养老功能复合型社区中心的空间类型体系与管控机制。课题旨在创立一种基于多维度社会空间价值分析技术及行为模拟工作流程的“社会-空间”效能评估方法模型,引导复合型社区中心建筑空间规划的科学决策,推进建筑设计的技术进步和理论创新。

Facing the severe challenge of rapid aging in China, in order to achieve the goal of community construction for harmonious intergenerational sharing, promoting social integration and realizing the community empowerment of active and healthy aging of the elderly, the development model of composite pension function of comprehensive community center has the advantages of efficiency and fairness, and is also the only way to solve the land shortage. Taking the composite community center in the Pearl River Delta as the research samples, starting with the empirical study of sample cases, this project comprehensively carries out the research of residents' demand differentiation, social interaction survey, time-space behavior study and post-occupancy evaluation (POE) survey of facility utilization efficiency and satisfaction, and explores the spatial configuration mode and social behavior mechanism of the complex community center building with old-age function by means of multiple and compound quantitative and qualitative research techniques. So, the theoretical model of the spatial model of the compound community center is established, and the spatial type system and control mechanism of the compound community center for the aged are established through multi-dimensional technical verification and spatial efficiency feedback, such as behavior simulation, public participation evaluation, expert evaluation and project design practice. The purpose of this project is to establish a "social-spatial" effectiveness evaluation method model based on multi-dimensional social spatial value analysis technology and behavior simulation workflow, to guide the scientific decision-making of building space planning of compound community center and to the technological progress and theoretical innovation of architectural design.
