本研究では、不動産経済研究所が毎年発行している「全国マンション市場動向」を基礎資料として、三大都市圏および広域中心都市(札幌、仙台、広島、福岡)における、民間資本の中高層集合住宅の供給動向をバブル経済の絶頂期の前後で比較しつつ分析・検討した。分析対象とした期間は、1983〜1997年の15年間であり、この間を3年ごとのステージに分けて供給動向の変化を市区町村単位で把握した。結果、すべての大都市圏におおむね共通して、バブル期(1989〜1991年)に中高層集合住宅の供給地域が拡大し、バブル崩壊後に主要な供給地域は都心方向を指向するものの、一旦拡大した供給地域の一部では中高層集合住宅の大量供給が継続し、それが大都市圏の拡大に寄与している実態を解明できた。こうした動向は京浜大都市圏(首都圏)で最も顕著であり、京阪神大都市圏や中京大都市圏がそれに次ぐ。広域中心都市の大都市圏では、上に記した供給動向の変化がやや不明瞭である。こうした地域的な差異は、大都市圏内における実勢的な地価の高低、ひいては戸建住宅との競合の度合いによって生じていると考えられる。戸建住宅と中高層集合住宅との競合については、今回パイロット研究を行った岡山、長崎、金沢などの事例が将来的に参考となる。研究成果については、分量が膨大なため論文等にまとめるには至っていないが、大都市圏別に順次まとめるべく作業を続けている。口頭発表では研究成果を大都市圏別に発表してきた。発表した大都市圏と発表した学会を列挙すると、京阪神大都市圏(1999年度日本地理学会秋季学術大会)、札幌大都市圏・仙台大都市圏(1999年度東北地理学会秋季学術大会)、中京大都市圏(1999年度人文地理学会大会)、京浜大都市圏(2000年度日本地理学会春季学術大会)である。残る広島大都市圏と北九州・福岡大都市圏についても2000年中に口頭発表の予定である。
