项目摘要

今後の構造設計は性能型に移行しつつあり,その際には安全性レベルおよび居住性など各種性能に対して,建築主やユーザーの意志を考慮する設計に変わりつつある。また、住宅においては住宅性能表示制度および住宅の品質確保に関する法律も整備されるなど、実用に対する体勢も整いつつある。本研究では,前年度に引き続き,住宅のユーザーである一般居住者を対象に住宅性能に対する意識を調査した。現状の把握および今後の性能型設計に対する問題点を抽出することが目的である。なお,ユーザーの意識は社会情勢や世論,平成7年に発生した阪神・淡路大震災などの具体的な事例により変動する傾向にある。これらの時系列変化をもとらえるためには継続した調査が必要であり,昨年度までに5回の調査を実施した。本年度はこれまでの調査結果を整理・分析し、さらに1月にアンケートを実施した。対象は九州在住および東京近県在住の一般居住者で,有効回答数は約160件である。その主な内容は下記の通りである。1)一般居住者の要求する性能レベルを把握する調査2)現状の住宅床スラブに発生している不都合とそれに対する意識調査3)性能表示に対する意識と具体的な表示方法に関する調査調査の結果、阪神・淡路大震災直後の「どんなにお金をかけても安全性を確保すべきだ」という意識は希薄になりつつあることがわかった。また、住宅の床スラブに発生している不都合の実態としては「きしみ」「たわみ」などの被害が多く、大部分の被害は築10年頃から発生していることもわかった。住宅の性能表示については、意識があるものの、積極的とは言い難い傾向もみられ、今後は自己責任の観点の普及と啓発活動が重要になると考えている。
