A STUDY ON URBAN HOUSING STYLES AND SYSTEMS IN URBANIZED AREA IN JAPAN

1.本文考察了日本城市化地区的两种特殊类型的城市住宅风格和体系。(1)临街高层住宅类型（2）联排别墅低层类型2。临街高层住宅类型本部分是对东京目黑街沿线沿着开发过程和垂直土地利用混合的案例研究。调查了街道沿线沿着所有用地和单元，比较了不同分区的土地利用水平和垂直混合情况。研究发现，高层住宅的竖向用地混合模式应该描述为三层结构，而不是传统的两层结构.联排别墅低层类型本部分通过一系列城市博弈模拟实验，探讨了在成熟的低层住宅区中，以业主-居民为主的自我协调再开发过程中的关键因素。作者认为，自我协调式的再开发对于最小规模的地块群来说是有效的，可以获得更多的建筑面积和改善环境，但对于小规模的地块群来说，如果没有整个地区的系统设计，它的效果是有限的，容易与邻居发生冲突。

1. This paper examines two paticular types of urban housing styles and systems in urbanized areas in Japan.(1) Street side high-rize housing type(2) Townhouse low-rise type2. Street side high-rize housing typeThis part is a case study of development process and the vertical land use mixture along the Meguro Street in Tokyo. We suvey the all sites and units along the street and compare the horizontal and vertical land use mixture among different zoning areas. The author finds that the pattern of vertical land use mixture of high-rise residential buidings should be described as three tiers rather than conventional two tiers framework.3. Townhouse low-rise typeThis part examines the critical factors in the process of the self-coordinated redevelopment which should be performed by mainly owner-residents in matured low-rise residential districts through an experiment of series of urban gaming simulations. The author conclude that the self-coordinated redevelopment is effective for a group of minimum size lots to gain more floor area and to improve their environment but its effectiveness is limited in the small group which tends to conflict with neighbors without systematic desigh of whole district.
