私の研究室では、1975年以来、筑波研究学園都市の市街地形成の過程を、いくつかの指標を設定して調査を行ってきた。今年度は、これまでに収集した膨大なデータを中心として、その他の関連指標(交通環境の変容、民間研究所の立地.開設状況など)に関するデータを新たに収集し、この新都市の形成プロセスの実態を明らかにするとともに、都市形成とその変容についての一般的な知見を得るべく分析、考察を行った。主要指標として人口の定着、空間の形成状況、都市機能の充足状況、居住者の生活行動、定住志向その他の住民意識の5指標を用い、それらの22年間、11時点における実態データを用いて検討した結果、以下の新たな知見が得られた。1,筑波研究学園都市における都市化は、他の新開発地区に比べて緩やかに経緯したが、その成長は堅実で、1990年前後には一定の成熟段階に到達した。2,新都市内部での市街化は、中心部において早く進みすでに建てずまりの状況に達しているのに対し、周辺部では遅れており、全体としてピラミッド型の進行を示した。3,研究機関の東京からの移転、筑波万博の開催といった外的条件を梃子に都市化を進めてきたこの新都市において、90年以降、内発的な要因による都市化の現象が見られるようになり、転換期を迎えている。4,これまでの都市形成の促進に大きく寄与してきた要因として、商業・娯楽施設の集積、民間研究機関の集積および住宅の集合化が挙げられ、その背後に高度な都市インフラと豊かな自然環境の存在がある。
