The recent changes in the Tokyo Metropolitan core have been characterized by the emergence of many vacant lots and small extensive land uses like parking lots and empty houses. The purpose of this study is to examine the land use dynamics and show possibilities of these land uses through the intensive analysis in the Tokyo Metropolitan core.One of aftereffects of the bubble economy in the early 1990s shows such a great deal of extensive land uses. The bad loans, most of which are backed by teal estate collateral have generally been bought for only 5% to 10% of rhea book value, in expectation of capital gains. Foreign capitalized securities houses and funds purchased bad loans in better locations, however , those in the back streets are still left. This paper argues the substantial process of extensive land uses with particular attention to the changes of landowners, land values and populations.

东京都核心区最近的变化的特点是出现了许多空地和小规模的土地使用，如停车场和空房子。本研究的目的是通过对东京都核心区的集约化分析，考察土地利用的动态，并展示这些土地利用的可能性。这些不良贷款大多以房地产抵押品为担保，一般只以账面价值的5%至10%的价格购入，以期获得资本收益。外资证券公司和基金在较好的地方收购了不良贷款，但那些在后街的仍然留下来。本文从土地所有者、土地价值和人口变化三个方面论述了土地粗放利用的实质过程。
