项目摘要
本研究では都市再開発投資行動がミクロ経済学の投資理論に基づくものとして、長期利潤最大化の法則に基づいて「消費者行動」、「企業の短期投資行動」、「企業の長期投資行動」を定式化することに成功し、理論モデル決定係数の推定値から統計的に有意な結果が得られた。また、投資決定要因影響度の分析では、建設コストにおける影響度合を検証した結果、税率のほうが地価の変動より感度は高く、影響力が大きいことがわかった。
This study is based on the investment theory of urban redevelopment, the rule of maximizing long-term profit, the "consumer action," the "short-term investment action of enterprises," and the "long-term investment action of enterprises." Investment decisions are based on macro analysis, construction, macro analysis, results, tax rates, local changes, sensitivity, and influence.
