项目摘要

英国と日本との比較にて居住環境が形成される過程の初期状況を本研究は把握する。このために土地と建物の関係に注目する。さらに土地と建物の関係のなかで特に地割plot divisionと戸境壁party wallに注目する。地割とは土地に施された敷地境界である。戸境壁とは壁を隣家と共有する建物で各住戸間を区切る壁である。このとき、注目すべき地割は短冊形地割である。この地割は間口が狭く奥行が長い個々の小片の土地を細胞とする。英国の場合、短冊形地割は開放耕地制度open field systemの村落にみられた。ここでは小片の土地が地条stripと呼ばれた。日本の場合、小片の土地が屋敷ないし家屋敷と呼ばれ、短冊形地割が中世末ないし近世初頭の都市のなかの町にみられたとされてきた。しかし、この短冊形地割の成立を京都に即して再検討するにつれ、短冊形地割が町のなかに当初から施されてきたとは必ずしも言えないとする見方が成立した。すなわち、町共同体が集団的に用益する土地が個々の町人に対して小片の土地として予め分配されていたのではないとする考え方である。他方、英国における地条の場合、開放耕地制度の下で、共同体に規制されながら個別に用益するとされるが、個々の地条が私的に所有されていたわけではない。さらに、共同体的所有がなされており、かつ集団的な用益がなされてきた、いまだ細分化されていない土地が都市化する場合、個々の家々に対して個々に対応する小片の土地が予め提供されているとは限らないのではないか。戸境壁に注目したとき、中世末のウェルズWellsでは、戸境壁の所有が誰に帰属するかを記した証書が史料として残されている。つまり、ウェルズの戸境壁のように、上物は棟割長屋として細分化され、この上物はその部位の所有までもが規定されているが、その下にある土地はいまだ細分化されてはいない、という状態を想定することができる。
