According to the ONS, a significant proportion of properties (over 47%) in England are either owned with a mortgage (6.8m) or in the private rented sector (4.8m). There are also 0.2m homes from the social housing sector that have shared ownership (Commons Library, 2021).Taking a portfolio approach to net zero upgrades for these properties is key to meeting the UK's carbon reduction targets, but is more complex given that the organisations that can take a portfolio approach (i.e. mortgage lender, a managing agent, or housing association) are not the only decision makers.Propflo is the 'digital hub' of the home with property insights and tools for homeowners to save money and digitally manage their property. We charge businesses such as mortgage brokers and estate agents subscriptions to our B2B tools (including homeowner onboarding, engagement, lead generation and data insight tools).One of these products is the Green Value Tool that is currently designed for individual homeowners to see the full benefits of energy efficient retrofitting of their property beyond just energy savings and environmental impact from the Energy Performance Certificate (EPC). This proprietary model includes the total lifetime value added to the property, as well as increases to the resilience (how self-sufficient and 'liveable' is the property) and how future-proof the property is (could it benefit from future grid technologies and services?). These added dimensions take account of decarbonisation, energy security and healthy homes amongst other areas to give a more holistic view. Recommendations are then linked to a national installer partner.In this project, we propose to develop a portfolio solution of this tool for the mortgage, shared ownership and private rented sectors and enhance it with other data points that the mortgage lenders, managing agents and landlords may have (such as building survey data) to help them target measures, aggregate demand (and market certainty), lower costs, facilitate significant private investment, and provide an ongoing engagement platform for their customers (the ultimate decision makers for the property).
