生活協同型住居は北欧ではコ・ハウジングと呼ばれ、共働き世帯、単親世帯を中心に80年代に栄えたが、90年代にはいると高齢者やシニアを対象としたコ・ハウジングが注目を集めるようになってきた。本研究は最近の日本でも萌芽的にみられるようになってきた高齢期の生活協同型住居を調査したものである。調査は(1)北欧の資料を検討した後、(2)新聞・雑誌等から把握した11事例に対して関係者への訪問聞き取り調査によって事例概要を把握し、(3)この中でコ・ハウジングの条件が満たされている7事例について居住者への質問紙調査を行った。調査の結果、グループ形成の特徴から三つの型に類型化することができた。(1)拡大家族型「居住者同士の関係がリーダーとその仲間からなるグループ形態を指す。入居者は全員が職業を持った未婚もしくは実子がいない女性であり、共通の経験や価値観へのこだわりからやや共同体的色彩が強い。年齢が戦後の結婚難とも重なり、日本特有のある一定の世代の住要求を反映した形態。」(2)コーディネーター主導型「人とのコミュニケーションが苦手な日本人が円滑に住宅づくりを行うためにコーディネーターが主導して住宅づくりを行う形態。建設費用が高額になりがちである。」(3)近隣ネットワーク型「グループ形成から住宅づくりが始まり、“気の合う仲間と暮らしたい"といった近隣関係の程良いつながりを望む共通意識が強い。入居者には夫婦世帯、子どものいる人も含まれており、従来とは違う新しい住要求が特徴。」(1)と(2)のタイプは入居可能層の幅が限定されやすく、(3)は幅広い入居者の募集や新規のグループ形成が可能であるため、この住宅づくりに参加できる人が潜在的に多数存在すると考えられる。そして(3)はNEW HOUSINGとして位置づけられ、今後の動きに注目しなければならない型であると考えられる。
