本研究は「住み継ぐ」という住まい方の実現において積極的な住まい手の行動と適切な情報の提供が重要であることに着目し、「住み継ぐ」という住まい方の実現に向けた住まい手の住情報支援について知見を得ることを目的としている。本研究では、この目的を達成するために「住まい手の行動」と「住情報支援」という2つの視点から研究を行う。23年度には、先行研究で開発した住宅事業者と住まい手の間のコミュニケーションツール「住まいひょうか君」の利用者(消費者、住宅事業者)を対象に、住まい手の住宅リフォーム実態と住宅事業者の情報提供の実態、そして「住まいひょうか君」に対する評価などに関するアンケート調査を行い、リフォーム工事における住まい手と住宅事業者の間のコミュニケーションの問題、その現状を踏まえた「住まいひょうか君」の位置づけについて考察を行った。さらに、大阪府の既存住宅購入者と新築住宅購入者を対象に、彼らの住宅選択行動の特性、住宅需要特性、リフォームの実態などを調査した。24年度には、23年度に実施したアンケート結果を分析・考察するとともに、既存住宅購入者の住情報入手行動を把握するアンケート調査を行った。また、建築学、情報学、消費者学に関する文献考察を行い、住宅市場の構造、住宅消費者の需要特性、既存住宅購入に伴うリフォームの特性、既存住宅流通の促進・障害要素、住まい手の住情報入手行動と住宅宅満足度の関係を明らかにした。さらに、先行研究の調査対象地であった大阪市住情報センターの追加調査を行い、先行研究の研究成果に加え、住情報政策の必要性、公的機関による住情報支援の位置づけについての考察を行った。
