超高齢社会を形成する日本では、その住宅事情の将来を展望しようとするとき、すでに蓄積した住宅ストックをどう利用するのかが政策形成上の新たな問いになる。住宅問題研究の分野では、「世帯単位」の分析が重ねられた。しかし、高齢化が進み、住宅ストックが増えた社会では、「複数世代にわたる家族」が、全体として、どの程度の量・質の持ち家をどのように所有し、その利用について、どういう戦略をもつのかが、住宅事情に強いインパクトをおよぼす。本研究は、複数世代にまたがる家族の所有する住宅の全体を「家族住宅不動産」と定義し、それがどのように所有・利用されるのかを解明するとともに、その階層化に注目するところから、住宅事情を形づくる新たなメカニズムを明らかにし、住宅ストック活用政策の検討に貢献することを目的とする。ここには、「世帯単位」分析を中心としてきた住宅問題研究の領域に「家族単位」分析を導入しようとする意図がある。以上の観点から世帯主55～74歳の世帯を対象とするウェブアンケート調査を実施し、その「家族住宅資産」の実態を把握した。この年齢層は、親世帯の住宅資産を相続し、あるいは相続する予定をもつ場合が多く、さらに、子世帯の持ち家購入を支援することがあり、その意味で、家族住宅資産形成の“結節点”を形成する。調査の結果は、超高齢社会の上位の階層には複数世代にわたって住宅資産をさらに増やす「蓄積家族」が存在し、下位の階層では、親世代から子世代にかけて、住宅資産の目減りを経験する「食いつぶし家族」が増えるという仮説を実証するものとなった。さらに、最下層には、複数世代にわたって住宅をいっさい所有せず、賃貸セクターにとどまる「賃貸家族」が存在することがわかった。本調査から、「複数世代にわたる家族」の住宅不動産所有の階層化が示され、「家族単位」分析による住宅研究の有効性・必要性の主張が可能となった。
